Sealed Crawl Space
The crawl space is part of the home that often gets overlooked. This space is many times where plumbing, electrical and heating/air systems are run to supply your home with the necessary comforts.
This area of your home is part of a system and, if not handled properly, can cause serious issues down the road. The name of the game is moisture control, proper ventilation and oftentimes dehumidification. These concerns can be rectified with a proper vapor barrier, insulation, passive or active ventilation and dehumidification. If these components are not installed properly and working together as a system, they can cause a host of issues such as trapping moisture that may invite pests and harbor mold.
Our sealed crawl space system helps keep your home and family safe from crawl space moisture and pests. The foundation of our system is a reinforced vapor barrier. The vapor barrier is run up the crawl space walls and mechanically fastened using nails with washers designed to be shot into concrete. Additionally, after the vapor barrier is nailed to the wall, a specially formulated sealant is applied to adhere this barrier to the wall. Finally, all joints in the vapor barrier are overlapped and secured with tape that is designed specifically to adhere to the vapor barrier. If you have piers in your concrete the vapor barrier is applied the same way as the walls.
If the homeowner chooses to have the code required insulation installed in conjunction with the vapor barrier, the insulation is installed so it overlaps the vapor barrier to create a seal. It then runs to within four inches of the top of the foundation wall. This four-inch gap is left open for termite inspection. We then continue insulating from the top of your “green plate” to the bottom of your subfloor. This will seal off all the foundation vents.
